New Jersey Home Inspections Provides Comprehensive Inspection of Operational Components – Plumbing System

Plumbing InspectionBecause most of a property’s plumbing system is hidden within walls, a qualified inspector must rely on the visible components to adequately report on a building’s plumbing system. The plumbing system is one of the operational components that also include the electrical system, as well as the heating and cooling system.

Municipal Water Source

Many properties in suburban and urban areas receive their water supply from a municipal source. Part of an inspection is recognizing which source supplies water to a property. Once that is done, the inspector will note the location of the main water shut-off, the water meter, and the location, type, and general condition of the hot water heater. In some cases, an inspector can estimate the age of a hot water heater and comment on its functionality.

All visible plumbing materials are noted on the inspection report. An inspector will make comments on age and condition of materials and may recommend a plumber inspect further, or suggest that repairs be made.

As noted under Interior Inspections, an inspector will turn on and off all faucets, checking for function and flow. He will also observe drain systems and operate the flush mechanism on all toilets.

Well Source

Most inspection companies do not conduct well inspections, instead deferring well components to a qualified “well inspector.” Strictly Business Inspections also inspect well components as part of their comprehensive, top to bottom inspection.

Waste Systems

Waste drainage systems, such as septic systems, are also included in the Strictly Business report. While some components of a septic system are not visible, once again, a specially trained inspector with Strictly Business will decipher clues to a system’s possible condition.

Pools and Spas

Most general inspections do not include pools and spas. Strictly Business will inspect any property feature that is visible, including pools, spas and hot tubs.
